What are your New Year’s resolutions for 2019? Maybe you are vowing to quit smoking or lose weight—but what about your resolutions for your home? You don’t have to wait for January to get started! You can begin today by walking around your home’s exterior and taking notes on the condition of various areas. Repairs and replacement of areas with little to no wear and tear can be scheduled for later in the year, but this personal inspection may uncover areas in immediate need of attention.
If your siding is warped, rotted, loose, cracked, has bubbles, or is severely faded you should consider having it replaced as soon as possible. Dry rot, mildew, fungus, and/or mold are red flags letting you know that you need to replace your home’s siding immediately.
High-quality, well-maintained windows can last for 20 years or more, but there are many factors which can reduce their longevity. Look for damaged, warped, broken, or storm damaged windows, but also consider if you want to reduce your energy bill or you’d like to give your home a bit of a makeover in 2019.
Peeling, chalking, or fading exterior paint can be much more than an eyesore, it can lead to more expensive repairs down the road. If you live in a wood or wood-paneled house, it is vital to also stay vigilant regarding rot. Be sure to examine all damp and moisture exposed areas such as under and around gutters, windows, and door sills—but remember that rot isn’t always visible. To detect rot, press gently against the wood. If it is rotten it will be soft give slightly under the pressure. These planks or panels need immediate replacing.
Stucco failure begins when water is allowed into a wall cavity. It is important to inspect caulking to ensure it is not missing or aged. Also consider if there have been any leaks in the stucco siding and check that the transition areas between the stucco and other materials is properly sealed, especially around a wood chimney. Cracking, discoloration, and bulges in the stucco wall finish are other common indicators of stucco problems. Be sure to also carefully inspect around all home exterior penetrations (pipes, wires, meter boxes, light fixtures, electrical outlets, etc.)
Your roof’s age and condition will determine whether it needs repairs or full replacement. A typical roof will generally last between 20 – 25 years, depending on proper ventilation and if you only have a single layer of shingles. Curling, buckling, or missing shingles, and shingle granules in the gutters and downspouts are signs of a deteriorating roof.
Since clean and properly functioning gutters and downspouts are crucial to avoiding major and expensive home repairs, inspect your gutter system to ensure that there are no leaves, sticks, or other debris preventing water from flowing freely down the spout. Make sure your downspout extensions are also discharging the water away from your home’s foundation.
